Guidelines and Criteria to Apply for Housing

Need: You will be considered for a Habitat home if your present housing is not adequate, and if you are unable to obtain adequate housing through conventional means. 

Lack of adequate housing may include problems with the structure; water, electrical or sewage system, heating system, or failure to meet city property maintenance standards. 

Also considered are the number of children plus the ages and gender of children compared to the number of bedrooms in your present home.

The percentage of your monthly income currently spent on housing is considered to determine your need.

Income Guidelines: You and your family may be considered for our program if your annual adjusted gross income is does not exceed 80% of the Ward County Area Median Income for your family size. Current income guidelines are listed below:

  • Family of 1: $35,750
  • Family of 2: $40,850
  • Family of 3: $45,950
  • Family of 4: $51,050
  • Family of 5: $55,150
  • Family of 6: $59,250
  • Family of 7: $63,350
  • Family of 8: $67,400

Ability to Pay: You must have the financial means to pay a monthly mortgage payment. This payment includes the mortgage principle, property taxes, and homeowner's insurance, and a deposit into a maintenance fund for your home. You will be asked to openly and honestly discuss your financial status and to supply financial records to aid in determining your financial qualifications. When needed, we can help you to develop a budget to determine your eligibility.

Residency Requirement: You must be a legal resident of Ward county.

Willingness to Partner with Habitat: Applicants must complete 10 volunteer hours with Habitat for Humanity to be considered for selection as a Partner Family.  This will acquaint you with our program and the "sweat equity" required of all families selected for the Habitat for Humanity program.

Becoming a Partner Family is a commitment that brings new opportunities and responsibilities. These include 200 volunteer hours of "sweat equity" per adult family member during home construction. This is a serious commitment that my require sacrificing other activities for the greater goal of constructing your home.
